Small Business Lease Grant
Provides two grant awards equal to 20% of annual lease payment to NJ small businesses and nonprofits leasing new or expanded street-level commercial space. Designed to revitalize main streets and downtowns.

Grant of 20% paid upon approval and another 20% after 12 months of compliance. 40% of $10M program reserved for Opportunity Zone businesses. High application volume.
Eligibility
NJ commercial businesses, nonprofits, or incubator operators meeting SBA small business definition. Lease must be 250-10,000 sq ft, minimum 5-year term, include first-floor street-level space, and be executed within 12 months of application. Lease amendments must add at least 250 sq ft. Cannabis license holders ineligible.
