About this program
Nixa recognizes local tax increment financing as an economic development tool that can offset eligible development costs for public improvements by using incremental property tax and a portion of new sales tax generated by an approved project.
Eligibility
Developers and property owners with qualifying projects in Nixa meeting Missouri TIF requirements, including blight, conservation, economic development, or similar statutory findings and the but-for test.
Requirements
- Schedule a pre-application meeting with city staff
- Submit project, district, financing, eligible cost, public improvement, and but-for documentation
- Receive required city and statutory approvals before incentive use
